Emergency Garage Door Repair
Safe help for stuck, crooked, open, or dangerously unstable garage doors.
View serviceFalgarwood is the older southern end of the Iroquois Ridge South planning community, built out between the late 1950s and the 1970s along the ancient Lake Iroquois shoreline. Lot frontages here are unusually generous for their price point, which leaves real room for detached garages, but original openings are often narrower than modern subdivision standard.

Falgarwood forms the southern end of the Iroquois Ridge South planning community. Its hilly ground follows the ancient Lake Iroquois shoreline, a feature that sets it apart from Oakville's flatter, newer subdivisions. The core streets contain ranch homes, side-splits, back-splits, and two-storeys built from the late 1950s through the 1970s. The northern section adds 1980s subdivision homes and townhomes. Iroquois Shoreline Woods Park and the Morrison-Wedgewood Channel are local landscape markers. This is an established area where the garage often belongs to the original build era even when the house has been modernized.
Many Falgarwood properties have frontages of more than 50 feet, which creates real possibility for detached-garage or garden-suite planning on some lots. Space alone does not decide the job, however. A new garage, a new opening, or an enlarged door opening has different Town requirements from replacing a same-size door. The zoning rule limiting garage-door width to half the lot frontage is relevant when an owner wants a larger opening. The old shoreline topography also makes driveway approach, water flow, and a door's bottom contact worth checking at the individual property.
A Falgarwood visit usually begins with the dimensions and condition of the existing opening. Earlier bungalows and split-levels can have garage proportions that do not match a current standard replacement without careful measurement. The door is checked for panel deterioration, track spacing, spring balance, cable wear, and whether the bottom section meets the apron squarely. On a detached garage, electrical supply, headroom, and operator mounting can differ from an attached garage at the house. A modern insulated sectional door can be a good fit, but the framing, side clearance, and exterior reveal should be established before it is selected. If an owner is considering expansion, that work should be planned as a building alteration rather than treated as a simple door replacement. For an existing detached garage, a careful repair can often proceed without changing the building footprint.
Falgarwood's older bungalows and split-levels make exact opening measurement and panel condition particularly important. Long-serving springs, tracks, and sections may need work even where the exterior of the house has already been updated.
